There is nothing wrong with that. The bad thing is that 90% of developers do not offer the market a discount system individually tailored to the customer, which in turn leads to the loss of both their and the customer's monetary resources.
You may be offered a discount if you deposit 50% up front, for example, but what decision will you make if you can only deposit 45%, let's say at the end of September and not in June? In such a case, many developers will either refuse you a discount or, in the best case, will offer you an unsystematic discount depending on how much money is needed at the moment.
However, it is possible to implement a systematic approach, so that a discount is made for each previously entered white, and this is beneficial for both the developer and the user.
What does the advance deposit give the developer?
With the money deposited in advance, the developer receives two benefits. First, he can pay off the loan with this amount and reduce high interest costs, on the other hand, he has the opportunity to finance the project more with fewer sales, so he can sell the apartments at a better price in the next period, which will increase the profitability to ≈ 30%. That is, for the developer, the system discount is a uniquely beneficial situation.
What benefits does an advance deposit provide to the customer?
The customer potentially receives a lower price, but on the other hand, a higher risk. Therefore, it is especially important for him that the discount system was objectively fair and not based on "pretty eyes" or "trade tone".
Consider an example:
The attachment below shows a standard payment schedule for a $50,000 home and a custom schedule for a potential customer that puts $3,756 down at 6% APR for a down payment of just $200.
