What does the advance deposit give the developer?
With the money deposited in advance, the developer receives two benefits. First, he can pay off the loan with this amount and reduce high interest costs, on the other hand, he has the opportunity to finance the project more with fewer sales, so he can sell the apartments at a better price in the next period, which will increase the profitability to ≈ 30%. That is, for the developer, the system discount is a uniquely beneficial situation.
What benefits does an advance deposit provide to the customer?
The customer potentially receives a lower price, but on the other hand, a higher risk. Therefore, it is especially important for him that the discount system was objectively fair and not based on "pretty eyes" or "trade tone".
